Self-catering and holiday lets

Part of: How much Council Tax you pay and how it is spent

The Valuation Office Agency (VOA) has changed how it decides if a self-catering or holiday let should be charged Business Rates or Council Tax.

If your property does not meet the VOA’s new rules, it will stay in the Council Tax list and be given a property band. You will be charged Council Tax until the property meets the rules for Business Rates.

You should contact the VOA directly if either of these apply:

  • your property is currently charged Council Tax but now meets the rules for Business Rates
  • you have a new self-catering property that met the Business Rates rules for the first time in the past 12 months

Check the criteria for Business Rates on GOV.UK.

Please do not contact the council. We do not decide which properties are charged Council Tax or Business Rates. This is the VOA’s responsibility.
